Cube Highways Trust Raises ₹1687 Crore From Anchor Investors Before ₹5000 Crore InvIT Issue

Cube Highways Trust raises ₹1687 crore from anchor investors on Tuesday ahead of its ₹5,000 crore InvIT public issue, a strong institutional response as the issue opened for investors. The fund-raising operation has seen interest as it offers market investors exposure to one of India’s leading highway infrastructure investment platforms. The Infrastructure Investment Trust (InvIT) is moving from private listing to a public listing thus allowing more participation from the institutional as well as non-institutional investors. The issue opened for subscription on 22 July 2026 with the price band defined at Rs 151-152 per unit.

Demonstrating Institutional Confidence by Anchor Investor Participation

Ahead of its public offering, Cube Highways Trust has assigned 11.10 crore units to 59 anchor investors at ₹152 per unit. The anchor book included large financial institutions, mutual funds and insurance companies, which were interested in long-term investments.

The biggest anchor investor was Prazim Trading and Investment Co Pvt Ltd, which is tied up with Premji Invest, with an allotment of ₹300 crore. Other companies include ICICI Prudential Life Insurance Company, SBI Life Insurance Company, HDFC Mutual Fund, SBI Mutual Fund, Nippon India Mutual Fund and Tata Mutual Fund.

Important Details Cube Highways InvIT Issue

The ₹5,000 crore issuance is a 100 per cent offer for sale by existing unitholders, which implies the proceeds will be from sale of existing units and not fresh capital for the trust. Cube Highways Trust owns a substantial portfolio of operating road assets. The trust has 27 functioning highway projects in its portfolio spanning across 12 states and one Union Territory covering 8,754 lane kilometres as of 31st March, 2026.

Market and Investor Reaction

InvITs have become a popular way for investors to gain exposure to operating properties that can generate stable cash flow. Unlike traditional stock IPOs, the prices of InvITs are usually driven by the quality of assets, the potential for distribution, debt levels and the stability of long-term projects. Cube Highways’ road portfolio, concession durations and capacity to generate reliable distributions are likely to appeal to investors. Insurance companies and mutual funds are involved, which means that major domestic institutions are looking at the trust as a long-term infrastructure play.

What this means for investors

For investors, Cube Highways Trust is more about access to a diversified portfolio of roadway assets than it is about a traditional corporate development story. Things to watch include toll revenue performance, operating costs, debt management and asset purchases on the horizon. However, infrastructure trusts are also vulnerable to risks such as changes in traffic levels, interest rate movements, regulatory changes and project-related concerns. Public listing can boost liquidity for investors by providing the ability to trade the units on stock markets. Cube Highways Trust units are expected to be listed on BSE and NSE after the end of the issuance process.

Cube Highways Trust Future Steps

The public issue was opened on July 22 and will be closed on July 24, 2026. Basis of allotment was expected to be around July 29 and unit credit and reimbursements around July 30. The units are expected to start trading on exchanges around Aug. 3. Investors will now follow subscriber numbers, performance of listings and statements on future payouts. Success of the offering could potentially effect investor interest in other infrastructure investment trusts in India.
